01 / SERVICES

Four areas of work,a single point ofaccountability.

Administration, technical work, accounting, and legal matters, all handled within the same firm. The owners' council speaks with a single point of contact who answers for everything.

01MONTHLY

Full-service administration

Expensas (the monthly building fees), building staff, owners' assemblies, and government filing deadlines: the building's monthly operation, up to date and in writing.

  • ·Statements and collections
  • ·Staff and payroll taxes
  • ·Assemblies and minutes
02ANNUAL PLAN

Preventive maintenance

Every building system has its own plan and inspection date. Problems are caught on the technical walkthrough, not in an emergency.

  • ·Elevators, pumps, water tanks
  • ·Electrical and fire systems
  • ·Written work orders
03ON THE PORTAL

Traceable accounting

The month's accounts are published on the portal with the invoice behind every expense. Any owner can review them at any time, without having to ask.

  • ·A receipt for each expense
  • ·Month-to-month comparison
  • ·Delinquent accounts
04IN-HOUSE

Legal counsel

In-house legal counsel for arrears, disputes between units, and employment matters involving building staff, with an attorney on the team.

  • ·Demand letters and arrears
  • ·Labor law and building superintendents
  • ·Disputes between units

03 / CHANGING ADMINISTRATORS

Changing is simplerthan it seems.

Four stages, without disrupting the building's operation. The owners' council decides; we organize the transition and the document handover.

  1. STAGE 01FREE OF CHARGE

    Assessment

A technical visit to the building and a review of the latest expense statements, minutes, and current contracts.

  2. STAGE 02IN WRITING

    Proposal

A report with the condition we found, work plan, fees, and first-year priorities.

  3. STAGE 03THE OWNERS' ASSEMBLY DECIDES

    Owners' assembly

We assist with calling the meeting, present the proposal, and are appointed in the minutes.

  4. STAGE 04TARGET: 30 DAYS

    Transition

Document handover, registrations with government agencies, and a first expense statement under our own standards.

Building surveys

We come from construction and project management. That lets us read the building before a problem reaches the owners' assembly.

  • Technical supervision of building systems
  • Coordination of maintenance and works
  • Follow-up on new-construction warranties
  • Oversight of vendors and contractors
  • Technical reports for the owners' council

06 / CONSORCIX — OUR OWN PLATFORM

This is what every ownerof our buildings sees.

Consorcix is the platform we developed in-house at the firm, and it already runs in the buildings we manage. It is not a PDF emailed once a month: it is the entire building — expensas (the monthly building fees), receipts, incidents, owners' assemblies — open 24 hours a day to every owner and tenant.

The phone in this section reproduces what an owner sees today on their mobile.

Sample view of the Consorcix portal: the month's building fees with the account up to date, an expense statement with a receipt for every expense, buttons to report a payment, report an incident, book an amenity and vote, a receipt with a verified digital seal, and notices by WhatsApp and push notification.

CAP. 01 / CLEAR ACCOUNTS

Every expense, with its receipt

You don't have to request the accounting: it is published. Every expense carries its supporting invoice — nothing goes in as “miscellaneous” — and receipts are issued with a verifiable digital seal: if anyone tampers with them, verification fails.

CAP. 02 / SELF-SERVICE

Take action, not just look

Report a payment with its receipt, log an incident and track its status, book amenities or chat with the administration. All from your phone, without calling the office.

CAP. 03 / ASSEMBLIES

Voting with validated identity

Voting on proposals and confirming attendance at owners' assemblies, with identity validated by national ID (DNI) against the building's owner registry.

CAP. 04 / NOTICES

No notice gets lost

Notices by email with read confirmation, WhatsApp with a self-service bot, and push notifications. A record is kept of what each unit received.

Consorcix is not a system we rent: we built it ourselves and we use it every day. If we manage your building, all of this comes included.

07 / COMMON QUESTIONS

What everyowners' council asks.

If your question isn't here, write to us on WhatsApp and we'll reply within one business day.

How long does the change of administration take?+

From the owners' assembly that appoints us, the first monthly expense statement under our approach goes out within the following month. The document handover is coordinated to be completed within 30 days, subject to the outgoing administration delivering the documentation.

How are fees calculated?+

By number of units and complexity of the building's systems, stated in writing before the owners' assembly. No commissions on purchases or on hiring contractors.

Do you work with newly delivered buildings?+

Yes. That is where the technical profile pays off most: surveying the finishes, warranty follow-up and formal claims to the developer within the deadlines.

How do you oversee contractors?+

Three comparable quotes for any significant job, a written work order and on-site verification before approving payment.

What happens with owners in arrears?+

Staged debt management with in-house legal counsel: notice, formal demand and legal action when the owners' council so decides.

Can we request a technical visit before deciding?+

Yes, and it is what we recommend. The on-site assessment visit and the initial report are free of charge, with no commitment to appoint us.
